How often should you sealcoat in Upstate New York?

Every 2 to 3 years is the right cadence for most driveways and parking lots that use Asphalt Emulsion sealer. Upstate winters are genuinely hard on asphalt: freeze-thaw cycles, road salt, plow damage, and summer UV all add up. If your asphalt gets heavy daily traffic or sits in full sun, lean toward every 2 years. A well-maintained driveway can last 20 to 25 years. A neglected one starts falling apart around year 10.

What's the difference between professional sealcoating and a DIY bucket from the hardware store?

Two main things: the material and the process.

The sealer we use is a commercial-grade asphalt emulsion formulated for professional application following manufacturer guidelines. It's thicker and more durable than what's on the shelf at Home Depot or Lowe's. Applied by pros who know the right conditions and what it takes for the material to dry and cure properly.

The process matters just as much. We sweep and prep the entire surface for proper adhesion, reclaim the asphalt edge by clearing the full perimeter of overgrown grass, weeds, and dirt, and use high-powered blowers to clear surface dust and clean deep into the pores. Most DIY jobs either skip all of that or don't have the proper tools and techniques to execute it.

A DIY application might hold up 6 to 12 months. A professional job lasts 2 to 3 years. When you break it down by cost (and your time) per year of protection, professional sealcoating wins almost every time.

When is the best time to sealcoat in the Capital Region?

May through October is our season. Sealer needs temperatures above 50°F and dry weather to cure properly. The sweet spot up here is mid-May through late September. Asphalt emulsion doesn't perform well in the colder months, so we monitor temps and conditions closely to make sure every application cures the way it's supposed to.

Why do you use asphalt emulsion sealer instead of coal tar?

Coal tar is banned in New York State. As of November 2023, the sale and application of coal tar-based pavement sealers is prohibited in NY due to the carcinogenic PAHs they release into soil, waterways, and even house dust. New York was one of the first states in the country to pass this ban.

To be straight with you: coal tar does provide a harder, longer-lasting finish. But it's not a legal option for us in New York, and asphalt emulsion applied correctly with proper additives holds up well through our winters. We use the best material available to us and apply it the right way so you get the most out of it.
