Duct sanitizing is a professional treatment applied through your HVAC system using a mist fogging machine. It’s designed to help address odor-causing bacteria, viruses, and contaminants that can live inside ductwork and HVAC components.

Duct Sanitizing FAQ

Is duct sanitizing the same as air duct cleaning?

No. Air duct cleaning removes physical dust and debris. Duct sanitizing is a treatment applied through the HVAC system to help address odor-causing bacteria and contaminants that can’t be vacuumed out. They work best together, but serve different purposes.

Do I need to leave the house during duct sanitizing?

In most cases, no. Some homeowners prefer to step out briefly or increase ventilation after the treatment. If anyone in the home has asthma, sensitivities, or other respiratory concerns, let us know and we’ll recommend the best approach.

Is duct sanitizing safe for kids and pets?

Yes. We use a Bioesque Botanical Disinfectant, EPA-registered sanitizer that’s plant-derived, non-corrosive, and commonly used in residential environments when applied properly.

How long does the service take?

Most duct sanitizing appointments take 30 minutes, depending on the size of the home and number of HVAC systems.

Will this make my house smell strong?

Most homes notice a mild, clean scent that fades within an hour. If you’re sensitive to smells, tell us ahead of time so we can plan accordingly.​

Can duct sanitizing be done year-round?

Yes. It can be performed during heating or cooling seasons.

Is this a one-time service or recurring?

Most homeowners use it as a one-time treatment. Some choose to repeat it periodically depending on lifestyle, pets, or allergies. We recommend every 4-5 years with an air duct cleaning.

Do you recommend duct sanitizing for every home?

It is an optional add on for every air duct cleaning service we perform. We’ll also tell you if it’s necessary for your situation.

What is Bioesque Botanical disinfectant?

It’s a Bioesque Botanical–based, EPA-registered disinfectant made with plant-derived ingredients and rated EPA Category IV (the lowest toxicity level). It’s non-corrosive, safe for HVAC systems when applied properly, and designed to break down naturally without harsh chemical odors or residue.

How long do the results last?

The light scent typically fades within an hour. While results vary based on lifestyle and conditions, we generally recommend reapplying duct sanitizing every 4–5 years, ideally paired with a full air duct cleaning for best results.

Will duct sanitizing remove mold?

Duct sanitizing can help treat non-structural contaminants and odors, but active mold problems require proper remediation and moisture control. If we see signs of a larger issue, we’ll be honest and recommend next steps.

Can duct sanitizing fix a musty smell when the heat turns on?

Often, yes — especially if the odor is coming from inside the duct system or HVAC components. If the smell is coming from another source, we’ll help identify it.

Does duct sanitizing damage HVAC equipment?

No. The products and methods we use are designed for HVAC systems when applied correctly and will not harm ductwork or system components.

Can you sanitize just part of the system?

Sometimes. In certain cases, we can localize treatment to specific areas of concern identified by you or by our team. However, duct systems are interconnected, so partial treatments aren’t always effective. We’ll explain what makes the most sense for your setup before moving forward.

Is duct sanitizing worth it if my ducts look clean?

Do you use harsh chemicals?

No. We do not use aggressive chemical treatments. Instead we use  Bioesque Botanical Disinfectant, EPA-registered solution that is plant-derived, non-corrosive, and rated EPA Category IV (the lowest toxicity level). It’s designed for use in residential environments, does not leave harsh chemical odors, and naturally dissipates over time.

How do you price duct sanitizing?

Pricing is based on home size, number of HVAC systems, and whether it’s a standalone service or paired with duct cleaning. All quotes are provided online and honored as long as the submitted information is accurate.
