Is duct sanitizing the same as air duct cleaning?
No. Air duct cleaning removes physical dust and debris. Duct sanitizing is a treatment applied through the HVAC system to help address odor-causing bacteria and contaminants that can’t be vacuumed out. They work best together, but serve different purposes.

Do I need to leave the house during duct sanitizing?
In most cases, no. Some homeowners prefer to step out briefly or increase ventilation after the treatment. If anyone in the home has asthma, sensitivities, or other respiratory concerns, let us know and we’ll recommend the best approach.

Is duct sanitizing safe for kids and pets?
Yes. We use a Bioesque Botanical Disinfectant, EPA-registered sanitizer that’s plant-derived, non-corrosive, and commonly used in residential environments when applied properly.

How long does the service take?
Most duct sanitizing appointments take 30 minutes, depending on the size of the home and number of HVAC systems.

What is Bioesque Botanical disinfectant?
It’s a Bioesque Botanical–based, EPA-registered disinfectant made with plant-derived ingredients and rated EPA Category IV (the lowest toxicity level). It’s non-corrosive, safe for HVAC systems when applied properly, and designed to break down naturally without harsh chemical odors or residue.

How long do the results last?
The light scent typically fades within an hour. While results vary based on lifestyle and conditions, we generally recommend reapplying duct sanitizing every 4–5 years, ideally paired with a full air duct cleaning for best results.

Will duct sanitizing remove mold?
Duct sanitizing can help treat non-structural contaminants and odors, but active mold problems require proper remediation and moisture control. If we see signs of a larger issue, we’ll be honest and recommend next steps.
