How often should I sealcoat my driveway in upstate New York?
Every 2 to 3 years for most driveways in the Capital District using asphalt emulsion sealer. Between our freeze-thaw cycles, road salt, plows, and summer UV, asphalt takes a beating year-round up here. Driveways with heavy traffic or full sun exposure may benefit from every 2 years. Over-sealcoating (annually) can cause buildup and flaking. The 2-to-3-year cycle is the sweet spot.

What's the difference between professional sealcoating and the DIY bucket from the hardware store?
It comes down to material + process. We use commercial-grade asphalt emulsion designed for professional application — not the watered-down, consumer-grade product you’ll find in a hardware store. DIY buckets are thinner, don’t bond as well, and wear off quickly. The bigger difference is prep and application.

Does sealcoating fix existing cracks and damage?
Sealcoating protects, it doesn’t repair. It seals the surface against water, UV, and chemical damage going forward. Existing cracks should be filled before sealcoating , and we’ll recommend that when needed. Depending on the size and location, we use either cold or hot crack filler to seal them properly and prevent water from getting in and causing further damage.
Potholes and heavily damaged areas (alligator cracking) require patching, not sealcoating. We’ll assess your driveway and let you know exactly what it needs before moving forward.​
Can you sealcoat over existing cracks?
Sealcoating over unfilled cracks is cosmetic only. The sealer may bridge the gap temporarily, but water can still get underneath and the crack will continue to expand through freeze-thaw cycles.
Crack filling is usually recommended, but we offer it as an optional add-on in our quotes. We’ll point it out when we see it and let you decide what makes the most sense.

Sealcoating makes sense when the surface is still structurally sound, cracking is limited, the base is solid, and the asphalt hasn’t deteriorated past the point of no return. Repaving makes more sense when roughly 30–40%+ of the surface has failed or the base is compromised in multiple areas. We’ll assess your driveway and give you an honest recommendation. We’re not here to push work you don’t need or doesn't make sense for your driveways condition. If repaving is the right move, we don’t handle it in-house, but we can coordinate it through our trusted subcontractor to make the process easy on your end.
