Why Queensbury Properties
Need Sealcoating

Long Winters, Heavy Plow Traffic, Constant Salt

Queensbury catches the same Adirondack-edge winters as Glens Falls — heavy snowfall, prolonged cold stretches, and freeze-thaw cycles that run from November into April. Route 9, Aviation Road, and Quaker Road see continuous plow and salt truck traffic all season. That salt and sand gets pushed onto your driveway and ground into every crack by your tires. Unsealed asphalt absorbs it all, and by spring, what were hairline cracks are now gaps you can stick a finger into. Sealcoating keeps that moisture and chemical damage on the surface instead of in it.

Lake George Tourism and Route 9 Commercial Traffic

Queensbury is the gateway to Lake George, and Route 9 is the corridor that funnels all of it — hotels, restaurants, outlet shopping, family attractions. If you own or manage commercial property along Route 9, Aviation Road, or anywhere near the tourist corridor, your parking lot sees more traffic in three summer months than some lots see all year. That kind of use grinds down unprotected asphalt fast. Fresh sealcoating protects the surface and gives customers a good first impression instead of a pothole obstacle course.

Suburban Driveways With Long Approaches

Queensbury has a lot of larger residential properties — homes off Glen Lake Road, West Mountain, Luzerne Road — with driveways that run 40, 60, 80 feet or more. That's a lot of surface area taking weather damage year after year. It's also a lot of asphalt to replace if you let it go. Sealcoating a long driveway is a fraction of the cost of repaving, and it protects the investment you've already made in the surface. Most homeowners are surprised how much better their driveway looks after two coats of sealer.

Signs Your Asphalt Needs Sealcoating

  • Asphalt has faded from black to gray

  • Visible cracking that wasn't there a year or two ago

  • Edges of the driveway are crumbling or breaking apart

  • Water pools on the surface instead of running off

  • You can see loose aggregate or gravel coming up through the top layer

  • It's been 2+ years since the last sealcoat — or it's never been done

Our Sealcoating Process

1. Assess

We walk the property and look at what we're working with, amount of prep, cracks, preexisting damage, drying restrictions etc. From there we build a plan and get to work.

2. Prep

Commercial-grade negative air machines and high-pressure compressed air tools dislodge and extract dust, debris, and contaminants from every supply and return duct.

3. Apply

We hand apply commercial-grade sealer with brushes.  Taking extra caution along garage doors, walkways, and landscaping. Depending on the condition of your driveway, we may recommend two coats for added protection and depth. We'll tell you upfront what your driveway actually needs.

4. Dry

24–48 hours before you park or drive on it. We tape off the entrance and give you a clear timeline. A little patience here means the finish lasts years instead of months.

Frequently Asked Questions

How much does sealcoating cost in Queensbury?

Pricing depends on square footage, crack work needed, and condition of the surface. We'll give you our honest opinion after we look at it. No pressure, no surprises. Call us 518) 759-7325 or click here for a free quote.

How often should I sealcoat my driveway in Queensbury?

Every 2 to 3 years. Queensbury winters are long and hard on asphalt. The freeze-thaw cycle does more damage here than in most of the Capital District, and a lot of Queensbury driveways are longer than average — which means more surface area exposed to the elements. Staying on a regular schedule saves you serious money long-term.

We rent our house on Lake George in the summer — should we sealcoat?

Definitely. Rental properties see extra traffic from guests who aren't thinking about your driveway. Cars coming and going, trailers, boats on hitches — all of it wears the surface down faster. A fresh sealcoat before rental season protects the driveway and makes the property look polished for guests. That curb appeal matters when people are deciding where to book.

Do you handle commercial lots on Route 9?

That's a big part of what we do. Route 9 in Queensbury is wall-to-wall commercial properties — hotels, restaurants, retail, attractions. We sealcoat and maintain lots of all sizes along the corridor and schedule work around your business hours so you don't lose customer parking.
