Our Commercial Sealcoating Process
1. Free Site Assessment
We meet with you on-site, walk the entire lot, and go over any areas of concern while understanding your goals for the project. You’ll receive a detailed scope of work and a clear proposal — no surprises, no vague ranges.

2. Crack Filling and Surface Prep
The surface is thoroughly cleaned first — power-blown to remove debris and loose material, with oil spots treated as needed to ensure proper adhesion.
Cracks are then filled using hot rubberized filler at approximately 400°F to seal them and prevent further damage. For larger lots, we section the work to keep portions accessible throughout the process.

3. Sealcoating Application
Commercial-grade asphalt emulsion sealer applied by spray (or brush) for even coverage, with hand-brushed edges along curbing, building perimeters, and landscape islands. We phase the work so your business never has to fully close, keeping sections accessible and getting the lot back to traffic-ready as efficiently as possible.

4. Cure and Re-stripe
24 to 48 hours dry time before vehicle traffic. We barricade sealed sections with cones and signage. Once dry, we re-stripe everything: parking spaces, fire lanes, directional arrows, handicap spaces, access aisles, and all required markings to current ADA specifications.
