Why Troy Properties
Need Sealcoating

Collar City Winters and River Valley Moisture

Troy sits in the Hudson River valley, which means it catches moisture from every direction — rain, snow, ice, fog. That constant exposure to water is the worst thing for asphalt. Combine it with freeze-thaw cycles running from late November into March, and unprotected driveways crack faster than most people expect. The streets get salted and plowed all winter, and that salt ends up on your driveway. Sealcoating creates a waterproof barrier that keeps all of it on the surface where it belongs instead of soaking in and breaking things apart from the inside.

Row Houses, Narrow Lots, and Nonstop Parking

A lot of Troy — especially Lansingburgh, South Troy, and the neighborhoods around RPI — is tight. Narrow driveways, shared parking pads, cars shuffling in and out. College students, renters, delivery trucks — it all adds up to constant wear on surfaces that don't get much rest. If you're a landlord or property owner in Troy, regular sealcoating is the cheapest way to keep your parking areas from turning into liability issues. It's maintenance that pays for itself.

Downtown Revitalization Raises the Bar

Troy's downtown has changed. Monument Square, the farmers market, new restaurants and shops along River Street — people are investing in properties again. That means the exterior of your building matters more than it did five years ago. A crumbling parking lot or cracked driveway next to a renovated storefront is a contradiction. A fresh sealcoat ties the whole property together and costs a fraction of what you'd spend on any other exterior upgrade.

Signs Your Asphalt Needs Sealcoating

  • The surface has turned gray and looks dried out

  • Cracks are forming or getting wider every year

  • Edges are crumbling, especially where the driveway meets the road

  • Oil spots and stains are soaking deeper into the surface

  • Puddles form after rain in spots that used to drain fine

  • You bought the house and have no idea if the driveway was ever maintained

Our Sealcoating Process

1. Assess

We walk the property and look at what we're working with, amount of prep, cracks, preexisting damage, drying restrictions etc. From there we build a plan and get to work.

2. Prep

Commercial-grade negative air machines and high-pressure compressed air tools dislodge and extract dust, debris, and contaminants from every supply and return duct.

3. Apply

We hand apply commercial-grade sealer with brushes.  Taking extra caution along garage doors, walkways, and landscaping. Depending on the condition of your driveway, we may recommend two coats for added protection and depth. We'll tell you upfront what your driveway actually needs.

4. Dry

24–48 hours before you park or drive on it. We tape off the entrance and give you a clear timeline. A little patience here means the finish lasts years instead of months.

Frequently Asked Questions

How much does sealcoating cost in Troy?

Pricing depends on square footage, crack work needed, and condition of the surface. We'll give you our honest opinion after we look at it. No pressure, no surprises. Call us 518) 759-7325 or click here for a free quote.

Do you work with landlords and rental properties?

That's a big part of our work in Troy. Rental properties — especially near RPI, Sage, and downtown — see heavy turnover and constant use. We work with landlords and property managers to keep driveways and lots in shape between tenants. Regular sealcoating reduces liability and keeps maintenance costs predictable.

When is the sealcoating season?

May through September. Sealer needs 50°F+ and dry weather. In Troy, June through August is the busiest window. If you want to lock in your preferred date, call in May.

How often should I sealcoat in Troy?

Every 2 to 3 years. Troy's humidity and freeze-thaw cycles wear down asphalt faster than you'd think. Staying on a regular schedule prevents small cracks from becoming expensive repairs. If it's been more than 3 years, you're overdue.
