What Our Warranty Covers
Our warranty is designed to protect you against issues caused by defects in material or workmanship within the first year of application. In other words, if there’s a problem that results from how the sealer was applied or how the materials performed, we’ll make it right.
Peeling or flaking due to improper surface bonding or preparation
Material defects that cause premature peeling, flaking, or bonding failure within 12 months
Weather-related washout or streaking within 24 hours of application (if post-care instructions were followed)
What Isn’t Covered
While our team goes above and beyond in preparation and application, there are certain conditions outside of our control that can compromise the sealer’s performance. To be clear and transparent, here’s what isn’t covered under warranty:
Surface Abuse or Environmental Factors
Walking or driving on the driveway before the sealer has fully cured (24–48 hours)
Vehicle leaks (oil, gas, antifreeze, chemicals)
Snowplows, shovels, snowblower tire chains, or gravel abrasion
Winter salt, de-icers, or runoff from ice melt products
Overspray from lawn chemicals, irrigation systems, or tree sap
Pre-Existing Asphalt Conditions
Cracks: new or reopened cracks unless treated under a maintenance plan
Low areas or depressions: standing water may cause wear or peeling
Structural issues: alligator cracking, potholes, or asphalt layer separation
Surface Contamination
Residues from waxes, silicone cleaners, playground chalk, tree sap, or moss can prevent proper adhesion. While we prep carefully, these contaminants must be addressed before sealing.
Tree Sap & Peat Moss Disclaimer
While Upstate will make reasonable effort to prep areas affected by tree sap or peat moss, homeowners are responsible for power-washing these surfaces prior to sealing. Contaminants often invisible to the eye can cause bonding failure. Peeling in these areas is not covered under this warranty.
How the Warranty Process Works
Customers must submit a warranty claim within thirty days of identifying an issue and no later than twelve months from the original service date. Upon receiving a claim, our team will conduct either a virtual or on-site inspection to evaluate the surface condition. If the concern is determined to be covered under warranty, Upstate will provide one complimentary touch-up or localized repair of the affected area.
Please note:
One warranty claim per job is allowed.
Warranty work typically involves localized touch-ups, not full reseals (unless deemed necessary by our team).
Final decisions are at the sole discretion of Upstate Asphalt & Sealcoating.
How to Keep Your Sealcoat Looking Great
A warranty can only go so far—long-term durability depends on how you care for your asphalt. Here are some quick tips:
Wait 48 hours before walking or driving on freshly sealed asphalt.
Avoid sharp tire turns in place during the first 2–3 weeks.
Do not use chalk, tire foams, or car waxes on the sealed surface.
Trim back overhanging trees to minimize sap and moss buildup.
Power wash before your next seal if you notice moss or sap.
